Frequently Asked Questions
Simply reach out to our team, providing us with your vision, and we will swiftly develop a plan that will transform your dreams into lasting memories. Here are some common questions:
How long does the appraisal process take?
Most residential appraisals are completed within a few business days after the inspection. Commercial appraisals vary depending on size and complexity but typically take one to two weeks. Timelines are confirmed upfront so there are no surprises.
Do I need to prepare anything before the appraisal?
Providing a list of recent upgrades, renovations, lease agreements (for commercial properties), income statements, and property documents helps ensure accuracy. Clear access to all areas of the property is also important for a complete inspection.
What is a property appraisal and why do I need one?
A property appraisal is an independent, professional opinion of a property’s market value based on data, comparable sales, condition, location, and market trends. Lenders, courts, investors, and property owners rely on appraisals for financing, estate planning, tax appeals, divorce settlements, asset valuation, and investment decisions.
What factors influence the value of my property?
Location, recent comparable sales, property size, condition, upgrades, zoning, market trends, and income potential (for commercial properties) all play a role. Our valuation process is data-driven and supported by documented market analysis — not guesswork.
Can an appraisal help with property tax appeals?
Yes. A professionally prepared appraisal can provide documented evidence to support a property tax appeal, especially if you believe your property has been over-assessed.
